New home construction has become one of the more quickly growing segments of the area. At any one time, there are 30 to 35 new developments going up in the four county area around northern Tampa Bay.
Buying a new home has several advantages over pre-existing homes.
One of the best is cash incentives. With all these new communities going up, builders are offering cash incentives at closing to cover closing costs. The amount of the incentive varies by builder, community and how well your REALTOR can negotiate.
Other advantages include the fact that it is NEW! The appliances, the roof, carpeting, tile, HVAC, everything is brand new. There will be no need to repaint or repair something before you can move in.
Advantages also include streamlined financing. The large builders (ie Lenner, WCI, DR Homes) have their own financing available. They want to sell homes, which means they could provide better rates or terms. Remember, they have a vested interest in getting you into a new home.
A BIG disadvantage is the wait. For the last couple years, builders are 10 to 12 months behind construction. Which means, if you sign the dotted line today, you are close to a year away from moving in to the new home.
